the 3 questions you should ask when engaging a builder

Building a home is one of life’s more stressful investments –  so it makes sense to do your research before parting with your hard earned-money.

Here are a few things you should consider when choosing the right builder:

1. Does the Builder hold a current Builders Licence?

Seems like a simple question, however many people either don’t ask the question or intentionally engage unlicensed Builders as a ways to cut costs.  Either way, the outcome can be disastrous and not to mention dangerous.  Completing a Licence check is easy.  Simply, go to the The Queensland Building and Construction Commission (QBCC) website and type in the Builders Name / Company into the search engine.  This is certainly one way to ensure you are only engaging professional tradesman who are accountable for their work.

2. Has the Builder ever declared Bankruptcy? 

As a society we believe in second chances, however past history can serve as a useful tool in indicating future behaviours.   We hear it all too often – where the Builder declares bankruptcy midway through a job leaving the poor home owners stranded to pick up the pieces, financially crippled by the debacle.  Hence, it is becoming increasingly important to complete due-diligence on which Builders we engage.  The Australian Governments Financial Security Authority offers a Bankruptcy Register Search along with helpful search tips.  We sincerely urge all potential home builders to utilise this free service.

3. Is the Builder involved in any disputes underway with the relevant Commissions?

A quick and easy search using the Builders Company/Name and or Licence Number on the QBCC website can provide assurance that you are engaging a dependable and professional Tradesman.

Finally, take the time to get to know your Builder.  After all you are entrusting them to build you a house worth calling your home.
